It all starts with your professional inspections! 3 separate inspections | 3 different inspectors | 3 individual reports - Your inspections will find any system deficiencies, infestations, wood-destroying organisms, and roof issues. - They will also include any potential issues that may lead to future adverse conditions. - You can order each inspection individually, all three, or a combination of the three. - We provide Residential, Multi-Family, and Commercial Building inspection services.
Preparing for an Inspection
- Spot or Limited (Free) - This is great for homeowners and property managers when there is some suspect termite activity - NOTE - This is just for termite (WDO) inspections - There is no cost for spot/limited inspections - Roofers will provide a free quote for leaks or apparent damaged areas - Home inspections are always a paid inspection and primarily for a real estate transaction
- Complete Inspections (Paid) - The inspectors will need access to all areas of your home. Make sure to unlock all gates, doors, and rooms. - If possible, move items away from walls and from under sink cabinets, as we will inspect for any leaks. - Move personal items away from electrical panels, switches, and appliances, as home inspectors test all systems. - We will also need the attic and crawlspaces easily accessible. Please move all items that are blocking these areas. You may also want to move any clothes out of the way, as attic hatches tend to drop insulation when opened, and crawlspaces can be really dusty coming out.
Reports ~ What's Included?
- Each inspection provides a detailed and thorough report with the findings and recommendations of the areas that were inspected. You will receive your report within 1 - 2 business days for standard homes. Commercial buildings and larger complexes may require additional time. Your inspector will let you know when to expect your report.
- Pictures and videos are included with each report. There will be a picture in the report that correlates with the finding, and a photo album link with all the pictures that were taken to show you the condition and extent to any findings.
- Pricing... prices will be included for items where treatments and repairs are called for in both the termite and roof reports. There is no pricing in a home inspection report in California. Under California Business and Professions Code Section 7196, home inspectors are legally prohibited from performing repair work on any property they inspected within the past 12 months. Omitting prices maintains their objectivity and third-party neutrality.
